Our Process… designed to protect our Investors

As investors ourselves, we know what it takes to complete a deal.

We’ve worked hard to make the process as smooth and hassle-free as possible. Check out our short video that explains who we are and the entire process:

Step 1
Register with HOS Financial as an investor.  Only registered investors are advised of the investment opportunities.  When you register with HOS Financial, we work to understand your investment profile so that only deals that are a fit for you will be sent to you.

Step 2
Review the tenant and property profiles that are sent, and then let us know if you’re interested.  It’s important to respond to investment opportunities quickly because we have several hundred investors looking for properties at the same time.

Step 3
Once an application is accepted, the property will need to be purchased and financing arranged.  If you don’t have a mortgage professional who understands financing investment properties, let us know.  We have over 10 years of experience in arranging financing for investment properties.  Time is of the essence and being able to confirm financing quickly and easily is important.  During the financing period, the property inspection will be complete and if necessary, an appraisal as well.  Once you get your mortgage commitment, we remove conditions and move towards closing the purchase.

Step 4
The next step is to sign the lease purchase agreement and pay the Tenant Locator Fee to HOS Financial.  At this time, the tenant will send the security deposit (down payment) to the investor.

Step 5
Close the purchase transaction.  HOS Financial will ensure that you, the investor, and the tenants, future homeowner, receive keys to the property.  HOS Financial will collect the post-dated cheques from the future homeowner and forward them to you.

Step 6
Cash your cheques every month and review new investment opportunities from HOS Financial.
